Real Builders begins construction on second phase of Linden Terrace

Real Builders has begun construction on the second phase of Radson Development’s Linden Terrace project located in Brooklyn, NY. The second phase of project 160 affordable rental units housed in an approximately 175,000 square feet building. Building amenities offered to tenants will include a community room, children’s playroom, and bike storage. This project is being financed under HPD’s ELLA program, using HDC issued bonds, with Bank of New York Mellon as the project lender.

In an effort to further Radson’s commitment to Sustainable Building practices, heating and cooling will be provided through Variable Refrigerant Flow heat pumps with heat recovery and ventilation for common spaces will be supplied through Energy Recovery Ventilators. The domestic hot water system will be an all-electric four-part plan consisting of solar thermal, air cooled hot water electric heat pumps, geothermal water-cooled electric heat pump, and domestic water pre-heating, utilizing waste heat from the VRF system. This building was awarded a grant through NYSERDA’s Building of Excellence competition.

Residential units will be leased and managed by Spring Management & Leasing. This projects also contains NYC 15/15 units, which will be available to formerly homeless families and will be managed by The Bridge.

MLK Plaza wins AIA award for Design Excellence

MLK Plaza has been awarded the coveted 2020 AIA National Housing Award in Multifamily Housing Design. This is MLK Plaza’s seventh design award received since construction completion. In partnership with Magnusson Architecture and Planning, Radson Development is proud to add such an architecturally significant building to the Mott Haven neighborhood in the Bronx. Creating attractive and environmentally sustainable affordable housing buildings is a cornerstone of Radson’s mission and this recognition is critical in bringing attention to the important impact good design plays in communities and for the resident families. Radson looks forward to continuing to achieve excellence in design throughout future projects.

RadRoc was made possible through a city rezoning and complies with Mandatory Inclusionary Housing, in addition to being financed by HPD’s and HDC’s ELLA Program, serving many populations ranging from formerly homeless to moderate-income. The site is a short walk from the Far Rockaway – Mott Avenue A Express Line station. The Far Rockaway branch of the Queens Library is also nearby.

MLK Plaza is located in the Mot Haven neighborhood of the Bronx, between two stops on the 6-train line: E.143 St – St Mary’s to the south and E. 149th St. to the north. The site is approximately five blocks from St. Mary’s Park. MLK Plaza was made possible through a private application rezoning and complies with Mandatory Inclusionary Housing, in addition to being financed by HPD’s and HDC’s ELLA Program, serving many populations ranging from formerly homeless to moderate-income. The units boast luxury finishes such as granite countertops, cherry wood floors, and stainless-steel appliances, including dishwashers in each unit. The public corridors are filled with windows, allowing ample natural light, and will be finished with interior designer wall coverings, carpet and tile. MLK Plaza achieved LEED Platinum, is a National AIA housing award winner for 2020 Best in Housing, Best in Class Multifamily – 2019 National Brick in Architecture, Bronze Award in Multi-Family for AIA 2019 Tri-State, and 2019 SARA | NY Design Awards Program Winner.

Across Linden Boulevard there is a large shopping center development which includes a supermarket, gym, and other retail. Radson Development closing on financing for 253-unit 100% affordable project in Far Rockaway

In December 2019, Radson Development closed on financing for the construction of two new buildings in Far Rockaway. The buildings will be a 100 percent affordable mixed-use residential project. Across both buildings, there will be 253 units and 24,000 square feet of commercial and community facility space, including housing and supportive services to formerly homeless families. Residential amenities include laundry, a community room for tenant use, bike storage and landscaped terraces.

The project is funded through public and private financing sources, including the New York City Housing Development Corporation, New Yok City Department of Housing Preservation and Development, Low Income Housing Tax Credits, with the construction loan being underwritten by Bank of America. Both buildings were designed by Magnusson Architecture and Planning.

Construction of the two buildings is expected to begin in January 2020 and to be completed by late 2021.

Real Builders completes construction on Radson Development’s Creston Parkview in Bronx

Radson Development’s 189-unit affordable housing building in the Bronx, Creston Parkview, completed construction in December 2019.  The lottery for the units launched in August 2019 by Spring Management & Leasing. The building is located at 2519 Creston Ave, adjacent to St. James Park in the Fordham Manor neighborhood, near Fordham University. The building includes 7,300 square feet of community facility space. Residential amenities include a landscaped terrace, a laundry room, and a children’s play area.

Magnusson Architecture and Planning designed the building for energy efficiency, incorporating environmentally sustainable measures. These measures include high efficiency windows, renewable building materials, improved indoor air quality, water conserving fixtures, energy efficient appliances, and LED lighting.
